The Association

How many units are in Sweetwater? 
  • 839 total:  399 Single-Family homes, 282 Carriage Homes (The Tides), 30 Villas (Tides II), and 128 Condominiums (Sandpiper)
How many homeowners’ associations are within Sweetwater? 
  • The Sweetwater Master Association encompasses 3 sub-associations (Sandpiper Village Condominium, Tides Condominium, and Tides II Condominium).  The Single-Family homes do not belong to a separate sub-association but are included as part of the Master Association.
When was the community built? 
  • They broke ground in 2006 and the construction and sale of our last sub-association, Tides II, was completed in 2016.
Is construction completed? 
  • Yes
Does the community have age restrictions? 
  • The owner of the home must be at least 55 years of age.  Also, no one residing within the home may be less than 19.
Does the association provide trash pickup service?
  • No, the Homeowners Association itself does not provide trash pickup service.  However, the trash service for single family homes is provided by the City of Jacksonville.  Trash pickup for the other units in Sweetwater are contracted separately through their respective associations.

Membership

Is membership in the association mandatory? 
  • Purchasing a home in Sweetwater automatically makes the owner of record a member of the Association. 
What are my voting rights in the association? 
  • Each homeowner has one vote for each home they own.  A homeowner has as many votes as the number of homes in Sweetwater for which they are the owner of record.
Are board meetings open to members? 
  • The Master Board of Directors meetings are open to all residents except for those meetings regarding personnel or attorney-client privilege matters.
  • The Architectural Review Board (ARB) meetings are open to all residents.  Residents submitting an application to the ARB are especially encouraged to attend the meeting at which their application is being reviewed.

Real Estate

How do you purchase a home in Sweetwater?
  • Since Sweetwater by Del Webb is completely built out, there is no longer a sales center on the property. All resales are done through real estate agents.
Where do I find Community information before I buy?
  • Most of the community information you need is on the public pages of this website! If there is a specific question you may have and are unable to locate it on the website, please call the front desk at 904-519-6673.
Are there restrictions on leasing my home? 
  • Yes.  The home must be leased for a period not less than twelve (12) months (no rooms may be rented).  Every lease shall be in writing and a copy of the lease must be delivered to the Sweetwater by Del Webb Master Homeowners’ Association at least ten (10) days prior to the commencement of the lease.  The Owner will be jointly and severally liable with the tenant for any amount which is required to repair any damage to the Common Property resulting from acts or omissions of tenants and to pay any claim for injury or damage to property caused by the negligence of the tenant.  The lease must comply with the age occupancy requirements set forth in Article 5 of the Declaration of Covenants for the Sweetwater by Del Webb Master Homeowners’ Association (See Article 12 of the Declaration).

Amenities

Is there a golf course? 
  • No. However, we have a Golf Club that has outings for men, women and couples. They visit courses around the Greater Jacksonville Area and occasionally have multi-day group trips.
What time is the clubhouse open?
  • The clubhouse hours are as listed: Monday-Friday 7:00 am - 9:00 pm; Saturday 8:00 am - 9:00 pm; Sunday 9:00 am - 7:00 pm. There are some occasions when the clubhouse will have extended or cut clubhouse hours. These usually fall on winter holidays and will be posted ahead of time.
Does the clubhouse have a kitchen?
  • Yes, the clubhouse has a kitchen area used mainly for prep and reheating. There is no catering kitchen onsite.
Is there a restaurant/bar inside the community or at the clubhouse?
  • No, Sweetwater does not have a restaurant/bar in the community/clubhouse. However, there are many restaurants close by and most of them offer discounts to Sweetwater residents.

Guest Policy

What is a Non-Local Guest?
  • A non-local guest is a friend or family member over the age of 19, whose permanent residence    is more than a 50-mile radius from Sweetwater, visiting / temporarily residing with a Sweetwater resident. Non-local guests are not required to be accompanied by the resident each time they enter the facility but must present their Guest Pass at reception and wear blue wristband, given at reception, while using the clubhouse amenities.
What is a Local Guest?
  • A local guest is a friend, family member or former resident living within a 50-mile radius of Sweetwater. A local guest may not have guest access to Sweetwater facilities/activities without a resident present. Local Guest Passes, in the form of green wristbands, may be issued by reception when accompanied by the resident. 
Are children under the age of 19 allowed in the clubhouse?
  • Children under the age of 19 are allowed at the pools and designated rooms in the clubhouse from 11:00 am to 2:00 pm daily but are not required to have a wristband. Children must be accompanied by a resident.
